Project Summary
Where we are
The toilet facilities at Tebay Southbound are outdated and no longer reflect the quality of our brand. With increased footfall following Phase 1 improvements, there is a clear need to expand capacity and enhance the customer experience, especially during busy periods.
As our oldest service area, Tebay Southbound is well-suited to pilot our new toilet design. The building offers space for expansion and easy reconfiguration, making it an ideal test site.
Given that 85% of our 10 million annual visitors use the toilets, upgrading these facilities is essential to meeting customer expectations and ensuring operational efficiency.

Scope of Project
We plan to refurbish the toilet facilities at Tebay Southbound as a pilot project to set new design standards across Westmorland Farmshop service areas. The aim is to deliver facilities that are distinctive, high quality, and recognised as the best on the motorway network.
The refurbishment will include improvements to the adjacent foyer to enhance the overall customer experience. Expanding the toilet areas will provide greater comfort, improved functionality, and reduced waiting times during peak periods.
A purely cosmetic upgrade will not meet expectations if key user needs, air quality, maintenance, and durability are not fully addressed. The design must be robust and adaptable to withstand high usage levels.
As construction often requires temporary toilet closures—impacting customer satisfaction and increasing costs—it’s essential that the new design prioritises longevity and long-term value.
